Air Conditioning for Your Second Home in Cabo Roig and Punta Prima: Getting It Ready Before Your Holiday

Pre-arrival service, maintenance while the property sits empty, and what to check in your Cabo Roig or Punta Prima villa so your holiday doesn't start with an AC breakdown.

Mediterranean-style villa with a pool and terrace, an example of a second home on the Costa Blanca

Cabo Roig and Punta Prima have some of the highest concentrations of non-resident owners in the whole Vega Baja: villas and penthouses used for a few weeks in summer, the odd long weekend, and little else. If your air conditioning has sat idle for months, arriving to find it out of gas, dirty or simply broken is one of the worst ways to start a holiday. Here's how we get it ready before you land.

Why an idle unit causes more problems

Air conditioning that isn't used for months doesn't just sit quietly waiting: moisture builds up in the filter and evaporator, small refrigerant leaks can go unnoticed until the first time you switch it on, and outdoor units near the sea keep corroding from salt air whether the unit is running or not. The most common result on arrival is a unit that "blows air but doesn't cool", or a new noise that wasn't there before.

Our pre-arrival service

We coordinate the visit around your exact flight or arrival date, so you walk into a property that's already at the temperature you asked for. The pre-arrival check includes:

  • Cleaning the indoor unit's filters and grilles.
  • Checking the refrigerant gas charge and looking for possible leaks.
  • Inspecting and cleaning the outdoor unit, paying particular attention to corrosion if the property is close to the sea.
  • Checking the condensate drain (a very common cause of damp stains if the property has been closed up).
  • Powering up and setting the temperature you tell us before you arrive.

While the property sits empty

Many owners in Cabo Roig and Punta Prima have us check in periodically during the months the property is empty — a visit every few months that catches gas leaks, blocked filters or early-stage corrosion on the outdoor unit before it all shows up at once in the first week of your holiday. It's the same logic behind our preventive maintenance and cleaning service, adapted for homes that are only occupied part of the year.

Coordinating access when you're not in Spain

One of the questions we get asked most by non-resident owners is how we get into the property if they're not there. We work whichever way suits you best: coordinating directly with whoever holds a set of keys (a family member, a trusted neighbour, or the company managing your villa), a coded key safe, or your estate agent if they manage the property's upkeep. Either way, we send you a short report with photos after every visit, so you know exactly what condition we found the equipment in, even if you couldn't be there yourself.

Is remote/smart control worth it?

For second homes, some units support wifi control from your phone, letting you switch the AC on the day before you arrive without relying on someone entering the property first. It's not essential — many owners simply prefer that we handle it in person on arrival day — but it's an option we discuss with you if your unit supports it, or if you're planning to replace it.

Indicative price

A pre-arrival service visit (cleaning, gas and drain check) costs considerably less than a last-minute breakdown, and can be bundled with our preventive maintenance service if you'd rather have it scheduled every season. If instead you need a brand-new installation in your Cabo Roig or Punta Prima villa, the indicative ranges are the same as the rest of the Vega Baja: €500-€1,200 for a split, €2,000-€4,500 for a multi-split and €3,500-€7,000 for a ducted system, always confirmed after a technical visit. For a more detailed breakdown by property type across these three towns specifically, see our 2026 price guide for La Zenia, Cabo Roig and Punta Prima.

Salt-air corrosion: the silent enemy

Front-line and second-line villas in Cabo Roig and Punta Prima are particularly exposed to salt air, which accelerates wear on the outdoor unit if it isn't cleaned regularly. We cover this in a dedicated guide: how to prevent salt-air corrosion in coastal properties.

If you also need to sort out community permission

Many villas and penthouses in these areas sit within gated urbanisations with their own rules about outdoor unit placement. If that applies to you, take a look at our guide to community permission in La Zenia and Orihuela Costa before installing or relocating an existing unit — it's far easier to sort out while you're planning ahead than to discover a problem the week before you fly out.
