Apartments vs. villas: where the money actually goes
In La Zenia and around La Zenia Boulevard, most properties are apartments or townhouses within managed urbanisations, where a 2-3 unit multi-split covering the lounge and bedrooms is the standard solution. In Cabo Roig, closer to the lighthouse and marina, we see a higher proportion of detached villas — and a higher proportion of ducted installations, since owners there are often renovating or building to a higher spec and want zero visible units. Punta Prima sits somewhere in between: a mix of frontline apartments and villas set slightly back from the cove.
The single biggest cost driver across all three areas isn't the town — it's the property type and how far the outdoor unit has to sit from the rooms being cooled. A villa with a garden gives the installer far more flexibility (and usually a cheaper pipe run) than a flat where the only option is a narrow light well.
Costs that catch buyers by surprise

- Anti-corrosion equipment: for front-line or near-front-line properties in Cabo Roig and Punta Prima, we'd recommend budgeting for a coastal-rated unit — typically €300-€600 more per indoor unit than a basic model, but it avoids an early outdoor-unit replacement.
- A proper VAT invoice ("factura con IVA"): always insist on a full, itemised invoice with VAT, not a cash "black" price. It protects you if there's ever a warranty issue, and it's the paperwork you'll want on file if you later apply for a grant, or when you come to sell the property.
- Timeline: a straightforward split or multi-split installation is usually completed in a single day; ducted systems in a villa typically take 2-4 days depending on scope, plus any lead time for equipment delivery.
Buying as a non-resident: what to ask your installer
If you're not based in Spain full-time, it's worth confirming a few things up front with whichever installer you choose:
- Can they coordinate the visit and installation around a specific arrival date, if you're only in the country for a short window?
- Do they provide documentation in English (quote, invoice, warranty terms) so you have a clear paper trail?
- Can they check with your community's property manager on your behalf if you can't attend a meeting in person?
- Do they offer any form of check-in or maintenance while you're back home, so the equipment isn't sitting untouched for months at a time?
